FishHawk Ranch Phase I refers to the original FishHawk Ranch community built in the late 1990s by Newland Communities. Phase I sits adjacent to Lithia Pinecrest Road just south of FishHawk Blvd. FishHawk Ranch is the planned development community which, in its totality, encompasses an estimated 700 acres throughout the Lithia area and is separated into development phases.

FishHawk Ranch itself takes its name from FishHawk Creek which flows to the Alafia River just to the north of Phase I. The area itself was historically remote with a CSX train station being the main structure that used to occupy the area where FishHawk Ranch is now.

Phase I homes sit in individual sub-communities called Hawk Wood Park and Falcon Ridge. Phase I offers its residents the full set of amenities that have come to be associated with FishHawk Ranch.

For instance, Phase I hosts its own clubhouse and pool just for Phase I residents that sits abreast of several well-kept tennis courts. Just to the southeast of the clubhouse and tennis courts lies the area’s basketball courts, softball fields and roller hockey court. In addition, phase 1 residents can also use the amenities located in Phase 2, and FishHawk Starling.

Winding through the entire Phase I area are paved walking trails with access into FishHawk Ranch’s other neighborhoods.

The schools that Phase I residents are officially zoned to include FishHawk Creek Elementary, Randall Middle School and Newsome High School which are all literally five minutes away or closer.  Additionally, Phase I residents enjoy all of the luxuries of living in FishHawk Ranch while being located just outside of the concentration of homes forming the development’s later phases.
