Starling or what is also designated as Phase III of FishHawk Ranch is a somewhat more upscale area of FishHawk. This part of the community was begun during 2010 just as the economy along with the national real estate market was beginning to recover.
Initially, the development was limited to Cardel and David Weekly custom home builders and homes began at about $300,000 and up. However, after the economy and real estate market crashed, other lower cost home builders were allowed in such as Beazer and some homes were priced in the low $200,000s.

Starling also includes some of FishHawk’s villa communities as well which, in Starling, are not gated.
While Starling, of course, has access to all of the numerous amenities such as the Osprey Club, the Aquatic Center and the Sports Complex, Starling itself hosts the FishHawk Ranch Tennis Club as well as a club house, a pool, a playground, and a dog park .
The Tennis Club has a number of Har-Tru clay courts, a clubhouse and is beautifully manicured as is the rest of the community. The Tennis Club also has a court designated for competition which has bleacher seating for major tennis events.
Starling, which sits on the north side of FishHawk Blvd, in contrast to much of the rest of FishHawk Ranch, is actually zoned for Stowers Elementary and Barrington Middle School rather than one of FishHawk’s elementary schools or Randall Middle School. However, it is within Newsome High School’s official boundaries.
